Essmail Ventures Data Center Campus, Rayong, Thailand

Essmail Ventures, with CloudHQ acting as the Development Manager, are developing an approximately 108 MW critical IT load data center campus in Rayong, Thailand. The first phase comprises a three-storey, 43.2 MW IT load facility with integrated administrative and back-of-house functions, followed by a second phase providing a further 64.8 MW IT load. The site is located within an IEAT industrial estate in Rayong, in close proximity to other hyperscale campuses. This strategic location provides excellent access to high-density fiber connectivity from multiple carriers. The planned development will be supported by an on-site substation to meet the power requirements of the campus. The campus design provides flexibility to accommodate multiple potential tenant requirements, supporting a range of operational, technical, and fit-out needs for future occupiers. The project is currently at an advanced stage of design and permitting, with construction expected to commence in late Q3 2026.

As lead consultant, Meinhardt has provided advisory and site due diligence services, design management, permitting support, architecture, civil and structural engineering, and MEP localization services for the project.
