LEED Certified Projects in Thailand

 

Thailand’s green building landscape has reached a definitive tipping point in 2026. According to LEED Project directory, with over 350 LEED-certified projects, the market has seen a significant surge over the last decade, with 67% achieving elite Gold or Platinum status. This surge is fueled by a “flight to quality” in Bangkok, where CBD Prime green buildings command a 37% rental premium.

The commercial office sector dominates, representing 78% of certifications as multinational tenants mandate ESG-compliant workspaces. The industrial and logistics sector follows at 18%, driven by supply chain decarbonization in the Eastern Economic Corridor. High-growth niche segments are also emerging: Data Centers (~2%) are adopting LEED v4.1/v5 to manage power density, while Retail and Hospitality (1.4%) and Residential (0.3%) round out the market. As the industry pivots toward LEED v5, the focus has shifted to deep decarbonization and retrofitting older assets to avoid “brown discounts” and preserve long-term value.
